Q: What do I do if I cause the property to need damage, repair, inspection, or concern?
A: Go online to your tenant portal account and through the conversation section discuss the issue with our rental experts in order to solve and remedy the situation. Never do something to a property that cost money or alters the function of the property without first giving notice to the landlords property management company.
Q: What do I do if vital components of the property need repair, attention, or service immeditealy (heating, water, services, safety, health)?

Q: Do I need to provide a Credit Check?
A: If we can confirm your identity, references, and employment or income verification the credit check will not be necessary unless a specific property owner requests one. Credit checks can either be provided for free to us through any free online credit check service our by giving us permission to check your credit through www.tenantverification.com.
Q: Do I need to provide a Criminal Background Check?
A: If we can confirm your identity, references, and employment or income verification the criminal record check will not be necessary unless a specific property owner requests one. Criminal Record Checks for renting purposes can easily be obtained at your local RCMP or Police Detachment or online through www.backcheck.ca.
Q: Do I need to provide a Landlord or Employment References?
A: We need to confirm you ability to fullfill the obligations set out in the lease agreement. Verify your ability to pay rent for the entire term of the lease and in full, ability to maintain and respect the property in a reasonable manner in accordance with the standards set by the market and the Residential Tenancy Act of Alberta. We require to confirm you identity and make sure you are capable of renting the property.

Q: Who Do I Report My Good Payments?
A: We use services provided through www.tenantverification.com that helps us screen tenants and provide tenants and owners with more up to date lease history and tenant history. You can download the payment forms and details on how to comply with the service. At the end of your tenancy you will be provided with a satisfactory tenant certificate you can use for other rentals and to keep on file.

Q: How do I Pay Rent?
A: Rent can be paid online, through online email money transfer, mailed to our office atleast 7 days before rent is due, drop off at our office in Fort Saskatchewan. You can also provide us with as many post dated cheques as you like and we securely store them until the rent is due.

Q: What is the average time frame before rents is paid to the Owner?
A: Rent is collected for the first on the month and deposited as soon as possible. Accounting practices take place to pay bills, ensure the payments have cleared, and prepare owner statements. On average owner rent payments are sent by the thirteenth (13) day of the month.
Q: How do I receive my Rental Payments with my Owner Statement?
A: If you currently bank with TD Canada Trust we can directly deposit the money into your bank account. If you have access to online banking we will send you a secure email money transfer to the email address written on the management contract with separate password provided to Owner. All Owners who wish to have their Rent Check mailed every month can do so and will be the default method of payment if online options are not available. For other delivery options, drop off or pick up directions, please call 780-628-6683 or Log In to your online account.
Q: How does the Renting Fee and Management Fee Work?
A: Management Fees are collected after the property is rented. However you are charged for every month we manage the property with a maximum of charging 2 months of vacant management fees after the property is rented. We collect our leasing fee one time payment from the first available rent and do not charge a leasing for for any consecutive month if a release is required.
Q: When do I get my rent?
A: Rents are collected on the first of the month and any rents collected will before the 10th day of the month will be sent by the end of the same month. Any rent payments after the 10th day of the month will be sent as soon as cleared and available.
Q: What Happens If Rent is Not Paid on the Day it is Due?
A: Our goal is to prevent tenants from not communicating with the Landlord. As unpaid rents can happen as often as unpaid mortgages this is something we have to prepare for and be fair, in writing, and to the point. It is the Tenants Responsibility to pay rents and the Landlords responsibility to provide adequate means to do so. If rent is not paid in full a 14 Day Notice of Eviction is Served in Accordance with a 24 Hour Notice to Pay Immediately or Quit. This provides the Tenant and the Landlord a written agreement on how to solve the issue. The tenant can pay the un paid rents with in 24 hours (or provide communication of when rent will be paid within 24 hours) and pay all rent oweing by the end of the 14 day or vacate the premises. All other situation are handled in accordance with the Residential Tenancy Act. This of course is negotiable to specific situations.
Q: Do you collect late fees, if so who gets the late fees, what happens if rent is late?
A: We collect late fees on a minimal scale and all late fees are a pass through account and paid to the property manager. The amount of late fees collected is very low and are not automatically charged to any lease. For more information consult your signed lease agreement or call 780-628-6683.
Q: Who Does the Repairs, Service, Maintenance, and Cleaning?
A: We use local services that represent a cost effective approach to immediately handling the service we require. All bills and services will be noted on the various statement you will receive as an owner.
Q: Can I do My Own Work on the Property, or hire those of my choosing?
A: Yes, all work can be done on a case by case basis. Let us know your intentions and who to call for issues.
Q: Can I review the management contract before I hire Realty Executives Johnson Real Estate Group?
A: Yes, a link to the management contract will be sent to your email after your initial inquiring into the service via email, phone, or through the online owner application.
Q: Who Pays for Maintenance, Repairs, Service Calls, Inspections During the Lease?
A: The Owner is Responsible for All cost Associated with Repairs, Service Calls, Inspectings, during the lease for items that are deemed the Owners Responsibility before and during the lease. Anything the fault of the tenant or rental is the primary tenants responsibility to pay. The tenant is still however responsible for contact our offices to arrange the work and pay for the service. The owner is responsible for maintaining a safe and healthly living premises.
Q: How are Costs are Covered for Maintenance during the Lease?
A: Through the Property Management Operating Expense Account immediate service payments required for cleaning, repairs, supplies, orders, ect for a maximum $250 until rent is collected where the Property Manager will deduct the entire amount of the cost from the next available rent to a maximum set in our management contract and as much as rent permits. Owners of large portfolios or multiple units can that have excessive bills can set aside reserve funds for these very issues.
Q: What is the eviction process and does this cost any extra?
A: If a notice of termination or eviction is given to the tenant our job is to enforce the terms of such eviction. If a tenant refuses to leave the property or does not agree with the reason for eviction they have to serve us this in writing. If the tenant still refuses to comply with the order of eviction or termination a court ordered termination of lease, court ordered payment of money owing, and court ordered eviction will be filed and served to the Tenant. The tenant will be required to show up in court and I as the property manager will act on your behalf to enforce the lease. This court process cost $100 and is paid for by the management company, billed to the owner, and claimed as money owing from the Tenants and added to the civil claim.

Q: How are utilities paid when the property is not rented?
A: The owner is responsible for making sure the property is being paid for and set up with utilities and vital service during appropriate times of the year. Set up all utilities services required and set up ways to ensure all Condo Fees and Utilty Accounts are up to date. Tenants will pay utilities where applicable. To have the Property Manager to handle Utility Cost or Condo Fees ask our Rental Experts for a quote.
Q: When are Owner Landlord Accounting Activities Performed?
A: Rent is paid on the first of the month. All rent paid before the 10th day of the month will be included in that months pay period to the Owner. If rent is paid after the 10th day of the month but still in the same month of which the rent is due, accounting permitting, the rent will be disbursed to the owner. If this can not be sent to the owner by the end of the same month it will be sent with the next months payment. Bills are paid until the 15th or 20th day of the month. Landlord and owners received their rental money after bills are paid and accounts are cleared near the 3rd week of the month. Everything is accounting permitted and no rent or revenue is guaranteed. Rent deposits Are batched for the first of the month. Additional rent deposits are deposits on a case by case basis combined where applicable. All pet fees, and other rental related payments from the Tenant to the Landlords Account will be deposited in the Rent IN TRUST Account with TD Canada Trust.
Q: Who Holds the Security Deposit?
A: The Brokerage Representing the Landlord. The Landlord has hired Realty Executives Johnson Real Estate Group and the Capital Rental Experts Property Management Team. All Rent and Security Deposits are Held IN TRUST with Realty Executives Johnson Real Estate with TD Canada Trust.
Q: How do Handle Rental Prospects?
A: All rental prospects are managed with the highest levels of standards maximizing your investment by accessing the highest market potential at any give time of the year. Rental prospects are contact the same day as they inquired about your property. This is important as renters demand prompt service, short move in wait times, and immediate showings. Prospects do vary and are treated on a case by case basis.
